Building your dream home is a big decision, and we understand that choosing the right house plan is an important part of that journey. But if you’ve ever wondered why digital stock house plans can’t be returned, you’re not alone — and we want to explain why, and how we’ve created a solution to help you feel confident in your purchase.


📄 Why Can’t Digital House Plans Be Returned?

When you purchase a stock house plan, you’re buying an intellectual property product — a set of carefully designed and copyrighted documents that take months of work to produce. Once those plans are delivered to you in a digital format, there’s no way for us to know if they’ve been copied, saved, or shared.

Unlike a physical product, which you can box up and send back, digital files are instantly downloadable, and once you have them, the information can’t be “taken back.” Even if you never build the home, the value of the design work has already been delivered to you.

Unfortunately, the industry has seen cases where individuals download full plans, copy them, and then attempt to return them for a refund — essentially getting the work for free. This is why our policy (and the standard policy across the house plan industry) is that digital house plans are non-refundable and non-returnable.

Stock house plans aren’t just files on a computer — they represent months of architectural design, engineering expertise, and careful planning.

Producing a high-quality plan that meets modern standards and is ready for local customization is no small feat — and these designs are far less expensive than hiring a custom architect. Still, we know they’re a significant purchase, and it’s natural to want to be sure before you commit.

Because we know that choosing a house plan is such a big decision, we offer an option that gives you confidence before you buy the full license:

🔍 Not-For-Construction Review Sets

These are PDF versions of the full house plans — containing all the detailed information you need to evaluate the design, check the dimensions, and even consult with a builder or engineer to see if the plan works for your lot and local codes.

✅ You get all the details to make an informed decision.
✅ You can review the layout, structural details, and specifications.
✅ You can show it to your builder or local inspector for feedback.

However, the Review Set does not include a license to build the home. This protects the intellectual property while giving you everything you need to feel confident about your choice.

If you decide to move forward and build the home, you simply upgraded to a PDF or AutoCAD within 180 days and pay a nominal upgrade fee plus difference in cost.
