The Sloan House Plan 1528 is being built in Northern California, Sierra Foothills!

Evans Construction Company, Inc. is currently building The Sloan 1528 house plan. Follow the progress in this Rendering-to-Reality story, from foundation to move-in ready!

Site Clearing & Foundation:

The Sloan 1528 house plan is being built with a three-car garage and ICF (Insulated Concrete Form) construction. Since the lot is sloping, a structural rock retaining wall was added to level the house pad. The boulders were all sourced locally out of the California foothills. In additional to the structural support of the retaining wall, the hardscaping visually enhances the lot. The homeowners also hope to integrate fire safety elements into the structure of their new home and lot as the site is located near recent wildfires.

Framing - Part 1:

Floor framing is made up of Truss Joist I-Joist laminated veneered lumber. The homeowner chose this type of joist because they felt that engineered material was more consistent (less twisting and warping than traditional lumber) and would provide more floor stability for future installation of wood and tile.

The Insulated Concrete Forms made by Fox Blocks. The closeup here shows the overall dimensions of 11.25” which consists of 6” of concrete and 2 1/2” of rigid foam on each side. The home site is 10 miles away from the 2021 Caldor Fire that burned 350 square miles, so fire resistance is important to the homeowner. An ICF home has a fire rating of 4 hours versus 1 hour for a traditional wood framed house. They are also energy, air, vapor and sound efficient.

Before completing the walls, all doors and widows are framed out with wood (LVL rim boards). This is done so that when the concrete is pored into the walls, the window and door openings are framed in place.

Before the concrete is poured, the walls are checked for plumb, straight and square. The walls are held up with a system of turnbuckles, rails and built in scaffolding.

Concrete is poured into the walls. One operator is pouring while 2 other operators are vibrating the concrete into the walls to be sure it settles. They circled the wall 4 times and injected 6 concrete trucks worth of concrete.

Walls are complete and all bracing is removed. The garage floor will be poured at a later date. The homeowner chose to insulate the floor with Owens Corning Foamular NGX 4’ x 8’ batts. These are placed above 4” of rock and below 4”-6” of concrete. Since the garage is not conditioned and the walls are ICF, they opted to make the floors as energy efficient as possible.

Rear porch ceiling and soffit using Hardie Board. The area requires to use non-combustible materials to comply with wildlife urban interface codes, since it is in a high fire zone. All gables and knee walls are wrapped with Vycor ENVS to prepare house for passive house standard to ensure minimum air leakage.

Alpen windows installed throughout. Windows are made in Colorado, passive house standard, triple paned, argon filled and tempered (required to comply with fire code).

Office, front room: Walls are made from ICF, and have 2.5” of foam on the outside, 6” of concrete in the center and 2.5” of foam on the inside. All electrical wiring is done the same as a conventional stick home, but instead of drilling through wood and running wire in between the studs, the interior foam wall is routed out for wires, that are tucked into the 2.5” foam walls.. The orange foam lines cover and protect the wires.
